As Atlanta residential housing prices continue to rise due to high demand coupled with low inventory and urban sprawl continues to drive expansion throughout the city, home renters and buyers are often pushed into the suburbs to find affordable housing options. An obvious drawback to this solution is the undesirable commute-based lifestyle which accompanies this transition.
Offering alternatives to traditional houses and neighborhoods, live-work-play communities have sprung up throughout metro-Atlanta to fill the need, enticing residents with living and work accomodations within walking distance of downtown amenities.
Norcross joins Duluth, Alpharetta and Suwanee as the latest of these live-work-play cities. Groundbreaking began on an eight-year Downtown Norcross Expansion project which features a 5 story complex housing 184 apartments, 9 “live-work” units and 280-space parking garage all within walking distance of downtown Norcross. The complex is situated alongside the Lillian Webb Park providing access to this 4.5 acre green space as well as downtown restaurants and retail offerings.
Real estate investment and development firm Gateway Ventures and commercial real estate development firm Centro Development are developing the project . The project’s architect is Dwell Design Studio.
Gateway Ventures partner and Keller Knapp associate broker Matt Mason says “I believe Norcross is a hidden gem.” Norcross’ downtown developed organically due to the historic railroad depot and another local landmark, the Brunswick hotel, located in the town square. The hotel was built by the town’s founder but demolished during World War II and is the inspiration for the for the name of the new multi-family development to be called The Brunswick.
Norcross mayor Craig Newton is excited about the project and says “we are seeing our vision of ‘Live. Work. Play.’ community come to life with the advent of a new library, townhomes, commercial space, and now this incredible, innovative property.”
The Brunswick is slated to complete construction in 2020 and will pursue NGBS Bronze Certification, a national green building standard, and will join cities throughout Atlanta creating innovative living solutions to match the growing needs and demands of its residents.
